These terms are the agreement between you and Crazy House Prices Ltd for the use of homebuyerready.ie. Creating an account means accepting them. They are written in plain English on purpose.
Who you are dealing with
Homebuyer Ready is operated by Crazy House Prices Ltd, a company registered in Ireland.

What Homebuyer Ready is
A research tool for people buying or building a home in Ireland. It brings public information together in one place and does some arithmetic on it: comparable sales, an estimated value, a suggested bidding range, running costs, transport, schools, planning applications and energy ratings.
What Homebuyer Ready is not
This is the most important section on the page.
Homebuyer Ready is information, not advice. Specifically, it is not:
- A property valuation. Only a qualified valuer can value a house.
- A survey. Only a surveyor can tell you what condition a building is in.
- Financial advice, mortgage advice or investment advice. Crazy House Prices Ltd is not a broker and is not regulated by the Central Bank of Ireland.
- Legal advice. Only a solicitor can advise you on a purchase.
- A recommendation to buy any particular property, or to bid any particular amount.
Every figure produced is an estimate generated by a computer from public data. The decision to bid, and the amount, is yours alone. Always confirm anything that matters with your solicitor, your broker, and a qualified valuer or surveyor before you commit money.
How accurate the numbers are, honestly
The comparable sales come from the Property Price Register, which is the official record of what Irish houses sold for. It is reliable about price, date and address. It records nothing about how many bedrooms a house had, how big it was, or what condition it was in.
So the first version of any report cannot compare like with like. A three-bed needing everything and a turn-key four-bed on the same road look identical to the register. That is why every report asks you to look at the comparable sales it used, remove the ones that are not a fair match, and run it again. A report you have curated is far more accurate than one you have not.
Other information comes from the Central Statistics Office, the SEAI, planning authorities, OpenStreetMap and Google Maps. None of it is guaranteed to be current or complete, and none of it is checked by hand.
Homebuyer Ready does not accept responsibility for decisions made on the basis of these figures.
Your account
You must be 18 or over.
Keep your password to yourself. You are responsible for what happens under your account. Tell hello@crazyhouseprices.ie straight away if you think somebody else has got into it.
One account per person. Do not share a login.
Accounts can be closed at any time by emailing hello@crazyhouseprices.ie.
Free accounts
Free accounts exist so you can see whether the tool is any use to you. They come with limits on how many reports you can run and how many questions you can ask the assistant. Those limits can change.
A free account is provided as is and can be withdrawn or changed at any time.
Paid membership
When paid membership opens, these terms apply to it:
- Price and length are whatever is shown at the time you subscribe. Your price will not change during a period you have already paid for.
- Payment is taken by Stripe. Card details are never held by Crazy House Prices Ltd.
- Renewal, if a plan renews automatically, is made clear before you pay, and you will be told before each renewal is taken. You can cancel at any time and keep access until the end of the period you have paid for.
- Cooling off. Under the European Union (Consumer Information, Cancellation and Other Rights) Regulations 2013 you normally have 14 days to change your mind about something bought online. Because membership gives you immediate access to digital content, by subscribing you ask for it to start straight away and accept that you lose that 14 day right once you have used it. If you have not used the membership, you can cancel within 14 days for a full refund.
- Refunds outside that are at the discretion of Crazy House Prices Ltd. If something is genuinely broken and you did not get what you paid for, you will be looked after. Ask.
What you may not do
- Scrape, copy in bulk, or republish reports or content
- Resell access, or run reports on behalf of others as a service
- Try to break into any part of the site, or get at other people’s reports
- Use it for anything unlawful
- Load it automatically or in a way that degrades it for other people
Any of these can result in an account being closed without a refund.
Who owns what
The website, the reports, the toolkit and the wording throughout belong to Crazy House Prices Ltd. Reports are for your own use in buying a home. You may print them, save them, and show them to your solicitor, broker, or family. You may not publish them or sell them.
The underlying public data belongs to whoever published it: the Property Price Register, the CSO, the SEAI, planning authorities and OpenStreetMap.
Anything you type in stays yours. Permission is given to Crazy House Prices Ltd to store and process it in order to run the service, as set out in the Privacy Policy.
Creating an account means agreeing to be emailed, including about paid membership. You can unsubscribe from marketing at any time and still keep your account. See the Privacy Policy.
When things break
Reasonable care is taken to keep the site running, but it is not guaranteed to be available at all times. It may be down for maintenance, or because something outside anyone’s control has failed.
Limits on liability
Nothing here limits liability for death, personal injury, or fraud, and nothing takes away rights you have as a consumer under Irish law.
Beyond that, and as far as the law allows, Crazy House Prices Ltd is not liable for indirect or consequential losses, and is not liable for any decision you make about buying, bidding on, or building a property. Where liability cannot be excluded, it is limited to the amount you have paid in the twelve months before the problem arose.
Changes to these terms
These terms can change. If a change matters, account holders will be emailed. The date at the top shows when they last changed. Carrying on using the site after a change means accepting it.
Law
These terms are governed by the law of Ireland, and the Irish courts have jurisdiction.
